The first step in providing title insurance is having a title search  completed.  As a Certified Title Examiner, I will review public records to create a title abstract (report) of the current owner of record, liens on the property, tax information, and recorded documents impacting the rights of others to use the property.

   If you inherit a property, it is always a good idea to get a title search to see if there are any loans, liens, etc. on the property.
